Vice President, Multifamily Asset Management

Dallas, TX

JOB DESCRIPTION

Company Overview:
Our client is a private real estate investment company with over 38 years of experience. Through various market cycles, we have found success by delivering strong investment performance and building even stronger relationships.

The firm’s multifamily strategy centers on identifying value creation opportunities within suburban Class B and Class A apartment communities. The portfolio primarily consists of conventional multifamily investments ranging from 1980s-vintage assets to recently delivered properties transitioning from lease-up to stabilization.

They create value through disciplined business plan execution including operational improvements, renovation programs, revenue optimization, lease-up stabilization, and strategic repositioning. Investments are generally financed with moderate leverage and long-term fixed-rate agency debt, allowing the Asset Management team to focus on driving performance through operations rather than financial engineering.

Position Description:
Our client is seeking a Vice President of Asset Management to drive investment performance across a portfolio of multifamily real estate assets. The Vice President will serve as the primary steward of assigned investments, executing business plans, maximizing asset value, and protecting investor capital throughout the investment lifecycle.

Working closely with Property Management, Acquisitions, Construction Management, Investor Relations, Accounting, and Portfolio Management, this individual will lead asset-level strategy, influence investment decisions, and deliver measurable financial and operational results. The ideal candidate combines strong analytical and operational expertise with the leadership skills necessary to influence stakeholders, solve complex challenges, and create long-term value.

This position is intended for experienced multifamily asset managers with direct owner-operator experience and a demonstrated track record of executing business plans and creating value at the property level. The ideal candidate has experience overseeing both stabilized and underperforming assets, implementing operational improvements, and executing strategic initiatives to improve asset performance.

Primary Responsibilities:
Drive Asset Performance & Value Creation

  • Lead execution of asset-level business plans and investment strategies.
  • Drive NOI growth through revenue enhancement, occupancy optimization, expense management, and capital improvement initiatives.
  • Identify and execute opportunities to create value through renovations, operational improvements, lease-up stabilization, and strategic repositioning.
  • Evaluate asset performance against business plan objectives and implement corrective actions when necessary.
  • Anticipate risks and proactively identify opportunities to enhance property performance and long-term investment returns.

Financial & Strategic Oversight

  • Analyze financial and operational performance and provide actionable recommendations to improve results.
  • Lead annual business planning, budgeting, and forecasting efforts in coordination with property management teams and internal stakeholders.
  • Develop analyses supporting refinancing, capital allocation, valuation, and disposition decisions.
  • Communicate performance trends, risks, opportunities, and strategic recommendations to senior leadership and investment committees.

Operations & Capital Execution

  • Direct renovation programs, capital improvement projects, and lender-required repair initiatives.
  • Hold third-party property management companies accountable for execution of approved business plans and performance objectives.
  • Evaluate leasing performance, pricing strategy, occupancy trends, resident retention, and competitive market positioning.
  • Conduct regular property visits to assess operations, physical condition, and business plan execution.
  • Ensure capital projects are completed on time, within budget, and aligned with investment objective.

Relationship Management

  • Serve as the primary point of contact for property managers, joint venture partners, lenders, consultants, and other stakeholders.
  • Lead recurring asset performance reviews and communicate opportunities, risks, and business plan progress.
  • Prepare and present investment commentary and performance updates to leadership and capital partners.

Leadership & Team Development

  • Contribute to the evolution of the firm’s Asset Management platform through process improvements, technology adoption, and operational best practices.
  • Mentor junior team members and support their professional development.
  • Foster a culture of accountability, ownership, collaboration, and continuous improvement.
  • Partner across departments to strengthen execution throughout the investment lifecycle.

Qualifications:

  • Bachelor's degree in Real Estate, Finance or Accounting.
  • 7+ years of direct conventional multifamily asset management experience required.
  • Experience working for a multifamily owner-operator, real estate investment sponsor, or private equity real estate firm with responsibility for a diversified multifamily portfolio, including business plan execution, oversight of operating partners, and performance improvement initiatives across both stabilized and value-add investments.
  • Demonstrated success executing value-add business plans and driving NOI growth through operational improvements, renovation programs, revenue optimization, lease-up stabilization, and property management oversight, and turnaround strategies for underperforming assets.
  • Strong understanding of multifamily operations, budgeting, capital planning, agency debt, and investment analysis.
  • Experience overseeing third-party property management companies and holding operating partners accountable to business plan objectives.
  • Proven ability to identify opportunities, solve operational challenges, and deliver measurable financial results.
  • Exceptional analytical, communication, leadership, and organizational skills.
  • Entrepreneurial mindset with a strong ownership mentality and desire to create value.
  • Willingness to travel as required.

Preferred Qualifications

  • Experience overseeing suburban Class B and Class A multifamily communities.
  • Experience executing renovation programs, operational turnarounds, repositioning strategies, and lease-up stabilization efforts.
  • Experience working within institutional ownership structures, joint ventures, or private equity-sponsored investments.
  • Experience executing operational turnarounds, asset repositioning initiatives, or recovery strategies for underperforming multifamily investments.
  • Experience with Yardi, Power BI, business intelligence tools, or data visualization platforms.
