  • Drive execution of asset-level business plans and maintain ongoing alignment with the CIO and Investment Team throughout the hold period.
  • Monitor NOI growth, expense control, capital deployment, and return metrics relative to underwriting; identify variances and implement corrective action plans.

Operational Strategy & Revenue Management

  • Translate investment objectives into measurable operational priorities, partnering closely with senior Operations leadership to align expectations and execution.
  • Establish written business plans and revisit them in connection with valuation cycles and pro forma updates.
  • In coordination with the AVP of Revenue Management, develop portfolio-wide pricing strategy and leasing optimization.
  • Oversee rent growth, occupancy targets, leasing velocity, and trade-out performance, leveraging
market analytics and automation to ensure revenue strategy supports underwriting and financial
    goals.

Financial Oversight, Capital Planning & Reporting

  • Review and approve annual operating budgets and periodic reforecasts; analyze monthly
    financial performance and variance reporting.
  • Provide direction and ensure execution of major CapEx initiatives with Operations and
Facilities, evaluating return on investment for renovation and value-add strategies.
  • Partner with Finance on refinancings, recapitalizations, and dispositions.
  • Implement simple, consistent KPI reporting frameworks, including weekly performance
reporting, standardized across assets to improve comparability and transparency.

Leadership & Department Development

  • Establish clear performance metrics, expectations, and accountability within the department.
  • Build scalable systems, processes, and reporting tools to support portfolio growth.
  • Promote a culture of analytical rigor, efficiency, and disciplined execution, strengthening
reporting clarity to reduce unnecessary meeting burden.

Technology, Data & AI Enablement

  • Champion the use of technology, automation, and AI tools to improve efficiency in reporting,
    forecasting, and portfolio analysis.
  • Evaluate and implement proptech, revenue management, and business intelligence platforms
that support data-driven decisions at scale.
  • Partner with Operations and Finance to integrate data across systems, improving the accuracy
    and accessibility of performance reporting.
  • Stay current on emerging technology trends in multifamily and identify opportunities to apply
    them across the portfolio.

Qualifications:
