Position Overview:
Reporting directly to the Senior Vice President and Director of Asset Management, this VP, Asset Management will play a key role in maximizing the value and performance of a designated portfolio of real estate assets. This is an excellent opportunity for a proactive professional to contribute to the strategic oversight of a diverse and dynamic real estate portfolio.
Key Responsibilities:
Asset Performance & Strategy Implementation:
• Manage assigned properties with an ownership mentality, focusing on value creation through active implementation of strategic business plans.
• Monitor and analyze property performance against established budgets and key performance indicators (KPIs).
• Drive active marketing and leasing strategies for commercial assets, actively engaging with brokers and tenants in leasing activities.
• Collaborate with internal residential property management team on marketing and leasing to maximize revenue.
• Identify opportunities for value creation, including operational efficiencies, revenue enhancement, and cost reduction initiatives, as well as amenity enhancements or other capital improvements designed to drive leasing
• Track market trends, competitive landscapes, and economic conditions impacting assigned assets.
• Monitor and manage asset cash flows to meet business plan objectives
Business Planning & Budgeting:
• Develop and execute comprehensive asset business plans and strategies for properties designed to achieve investment objectives.
• Develop annual leasing assumptions for budgeting process and implement plans to achieve leasing objectives,
• Liaise with property management and accounting/finance/investment analyst teams on creation of budgets, ensuring alignment with asset business plans, strategy and investment objectives.
Financial Analysis & Reporting:
• Review and analyze monthly property operating reports, including property-level financial statements (P&L, balance sheets) and rent rolls.
• Collaborate with the accounting, finance, and investment analyst teams to ensure accurate financial projections and reporting for assigned assets.
• Conduct detailed financial analysis, including cash flow projections, valuation models, and return on investment (ROI) calculations for potential capital projects and leasing strategies.
• Prepare comprehensive asset management reports, presentations, and dashboards for internal stakeholders and investors.
Property Operations Oversight:
• Collaborate closely with in-house property management teams (both commercial and residential) to ensure adherence to property-level operating plans and budgets.
• Monitor property operations, including leasing activity, tenant relations, maintenance, and capital expenditure projects.
• Oversee tenant improvement (TI) and capital expenditure (CapEx) projects, ensuring projects are delivered on time and within budget.
• Assist property management team in the negotiation and review of key property-level contracts.
• Employ a strategic approach to potential cost savings through real estate tax appeals, resiliency and sustainability initiatives and technology initiatives.
Cross-Functional Collaboration:
• Work collaboratively with the Investment team on due diligence for new acquisitions and provide support for disposition strategies.
• Coordinate with the development team on projects within the existing portfolio
• Liaise with the finance, accounting, and investment analyst teams on budgeting, financial reporting, and compliance matters.
• Work closely with internal and external legal counsel on leasing matters
• Assist with investor relations requests and reporting related to assigned assets.
Risk Management:
• Identify and assess potential risks related to asset performance, market conditions, and operational challenges.
• Manage risk associated with asset performance, including market, operational, and financial risks.
• Propose and implement mitigation strategies to address identified risks.
Qualifications:
• Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
• Approximately 10 years of experience in real estate asset management, property management, or real estate finance, preferably within a real estate private equity firm or institutional setting.
• Strong analytical and financial modeling skills with proficiency in Excel.
• Understanding of real estate market fundamentals, property operations, and investment principles for both commercial and residential assets.
• Excellent written and verbal communication skills with the ability to present complex financial information clearly and concisely.
• Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment.
• Strong interpersonal skills and ability to work effectively in a team-oriented environment.
• Proficiency with real estate management software (e.g., Yardi, MRI) is a plus.
