Company Overview
Our client is a privately held, Hong Kong-based real estate development and investment firm engaged in the development, investment, leasing, management, and ownership of residential, commercial and industrial properties. Founded in 1954, the Group has a track record spanning more than 60 years and over 170 projects, with a strategic focus on first-tier cities in Mainland China and development and investment opportunities overseas in markets including New York, Boston and London.
Position Description
The firm is seeking a senior, on-the-ground asset management leader for the US arm of its global real estate business, which is headquartered in Hong Kong with offices in the UK, the US, and APAC. The Senior Vice President/Head of Asset Management will own portfolio performance end-to-end: business plans, leasing execution, capital projects, operating costs and returns. This position will be the primary point of accountability for property-level outcomes in the US market, working in close coordination with Hong Kong headquarters and leading a small in-market team.
Primary Responsibilities
Asset management and business planning
- Develop, monitor, update, and execute business plans for each asset; drive NOI performance against underwriting assumptions and budget across the portfolio.
- Lead hold/sell analysis, value-enhancement initiatives and scenario planning; make clear, well-supported recommendations.
- Coordinate with relevant departments on reserve and capex planning; maintain discipline over forecasts, cost governance and financial controls across all capital programs.
- Support refinancing processes and debt management events; coordinate with HQ on reporting requirements and deliverables.
- Lead the delivery of tenant-service capabilities across the portfolio — programming, amenity strategy and ESG commitments — aligned to the Group's SEWIT framework (Social cohesion, Environmental, Wellness, Innovation, Technology).
Leasing
- Lead leasing strategy across the portfolio, with a focus on new economy occupiers — e.g. life science, lab, technology and AI tenants.
- Drive active repositioning of assets where needed — evaluating tenant mix, building specifications and market positioning against the target occupier profile.
- Own broker relationships, deal pipeline and lease negotiation; drive tenant targeting and repositioning decisions using current market intelligence as well as internal data and AI tools.
- Provide hands-on leasing leadership and coaching to the VP, Leasing; set standards and hold the team to them.
Reporting, Coordination and Operating Model
- Deliver regular asset- and portfolio-level reporting; maintain a consistent, audit-ready view of performance at all times.
- Establish and maintain clear cross-functional operating norms with HK HQ and key internal counterparts — decision rights, reporting cadences and escalation paths that work in practice.
- Maintain a live, informed view of Boston and broader US life-science and office market fundamentals — leasing, capital markets, tenant demand — and translate it into actionable input for business plans and HQ discussions.
AI and Workflow Transformation
- Actively support and push the Group's AI and Data Intelligence initiatives to identify, pilot and embed agentic workflow tools across asset management and reporting processes; bring genuine enthusiasm for rethinking how the work gets done.
Requirements
- 8+ years of institutional real estate experience with an asset management core; fund management, private equity, REIT or developer backgrounds all considered.
- Demonstrable leasing track record — sufficient to lead and coach a leasing-focused direct report and engage credibly with brokers in market.
- Strong financial modelling and analytical capability; sound instincts on real estate economics.
- Boston-market experience and an active network in the local CRE community.
- Able to work effectively across time zones with a Hong Kong headquarters.
Preferred Qualifications
- Familiarity with life-science, lab or innovation-district product — tenant profiles, building specifications, lease structures.
- Experience in a cross-regional or internationally headquartered organization.
Salary
- Compensation will be based on experience and include a bonus and benefits.
