JOB DESCRIPTION

Company Overview:
Our client is stewarding the long-term development of a transformational, 7,500-acre master-planned community in West Fort Worth. Strategically positioned for growth and guided by multi-generational ownership, the firm is launching a dedicated development platform to accelerate vertical execution—starting with 2,700 acres of industrial-zoned land south of I-20.

Backed by a strong land position and significant investment in infrastructure and entitlements, the firm is entering a pivotal stage, transitioning from horizontal execution to vertical development. As part of this evolution, our client seeks to establish a branded, credible industrial development presence in the Texas market and beyond.

Position Overview:
The President of Development will serve as the firm’s senior-most executive responsible for launching and leading our client’s industrial vertical. This role will be responsible for all aspects of the industrial development lifecycle—from strategy and site planning through JV structuring, vertical execution, leasing, and project delivery.

The successful candidate will be a seasoned developer with a proven track record in industrial real estate, ideally in the Texas or Sun Belt markets. This is a rare opportunity to build a platform from the ground up with substantial land control.

Responsibilities:

Strategy & Execution

  • Lead industrial development efforts across the 2,700-acre site, with a focus on identifying and launching development opportunities ranging from single-tenant buildings to large-scale parks.
  • Develop and execute business plans, including phasing, site planning, and capital structuring.
  • Identify, evaluate, and negotiate with potential JV and capital partners.
  • Guide predevelopment efforts including design, entitlement interface (as needed), budgeting, and schedule.

Capital & Partnering

  • Lead discussions with institutional capital partners and equity sources.
  • Structure and negotiate joint ventures and development agreements in collaboration with internal stakeholders and legal advisors.
  • Present opportunities and deal terms to the family board for final approval.

Leasing & Market Presence

  • Serve as the internal and external face of the industrial platform.
  • Cultivate relationships with brokers, tenants, and capital partners.
  • Develop marketing strategies and positioning to differentiate client in the industrial landscape.

Leadership & Team Building

  • Operate as a “player-coach”—able to set vision while executing hands-on in the early stages.
  • Collaborate with leadership to build out an internal development team over time.
  • Champion a high-performance culture grounded in ownership, integrity, and entrepreneurial execution.

Qualifications:
Experience

  • 15+ years of relevant experience with a focus on industrial real estate development.
  • Demonstrated ability to lead complex development efforts with minimal oversight.
  • Familiarity with Texas industrial markets or similar growth markets preferred.
  • Previous roles at vertically integrated development firms or entrepreneurial platforms preferred.
  • Mixed-use or master-planned community experience is not required.
