JOB DESCRIPTION

Our client is a vertically integrated real estate company specializing in affordable and mixed-income housing. Since 2014, the firm has acquired and/or developed more than $7.8 Billion of multifamily property across the country, and today owns a portfolio of 24,000 apartments in 28 states. The company’s comprehensive platform provides hands-on expertise across all multifamily disciplines, including acquisitions, development, design and construction, energy and sustainability, property management, and social services. 

 

Position Overview: 

Our client is seeking a highly skilled and experienced Director of Asset Management to join our real estate team. As the Director of Asset Management, you will be responsible for overseeing and optimizing the performance of our real estate portfolio. Your primary focus will be on enhancing the value of our assets, maximizing returns, and mitigating risks. 

 

Responsibilities: 

·        Develop and execute comprehensive asset management strategies for the affordable and mixed income portfolio. 

·        Conduct thorough financial analysis, including cash flow projections, budgeting, and financial modeling to evaluate the performance and potential of each property.  

·        Create and manage asset-level business plans. 

·        Oversee residential and retail leasing through broker management and pricing strategies. 

·        Identify opportunities to enhance asset performance by analyzing market trends, property operations, and capital improvements. Implement strategies to maximize property values, rental income, and occupancy rates.  

·        Work closely with affiliated management companies as well as Third Party Managers to devise and carry out property strategies and business plans for each property.

·        Assist in the design of ownership dashboard to aggregate high-level reporting across the enterprise.

·        Assist with preparation of information for real estate tax appeals.

·        Assist with preparation of transactional due diligence materials.

·        Assess and manage risk factors associated with the portfolio, including market conditions, leasing and occupancy risks, and capital expenditure requirements. Develop contingency plans and risk mitigation strategies.  

·        Prepare regular performance reports and updates for senior management, investment, and other stakeholders.  

·        Present investment strategies, financial analyses, and portfolio performance in a clear and concise manner. 

·        Collaborate with internal teams, including acquisitions, development, and leasing, to align asset management strategies with broader organizational goals.  

·        Maintain strong relationships with internal and external stakeholders, including investors, lenders, property management teams and outside brokers.  

·        Work closely with construction managers to determine project schedule, scope, and capital needs. 

·        Oversee budgets and monthly variance reports submitted by property management. 

·        Identify value add projects throughout the portfolio and visit properties on an as-needed basis. 

·        Identify opportunities for property disposition and execute exit strategies to optimize returns. Coordinate property sales, including due diligence, marketing, negotiations, and closings.  

·        Assist with making recommendations for refinancing, disposition, or other capital events to achieve determined financial milestones or outcomes.

·        Cash flow forecasting.

·        Special Projects as required.

·        Performs other related duties as required.

 

Qualifications: 

·        To perform the job successfully, the following skills and/or experience is required to qualify for the position. 

·        Minimum 7-10 years’ applicable real estate experience required 

·        Bachelor’s degree required 

·        Prior team management experience

·        Demonstrated ability to communicate with lenders, investment partners and other external stakeholders.

·        Experience asset management in the multifamily asset class. Both affordable and market rate experience preferred.

·        Experience with LIHTC and Project-Based Section 8 

·        Knowledge and experience with the Low-Income Housing Tax Credit Program gained from asset management, operations or development.

·        Knowledge of the NYC residential and retail rental market a plus 

·        Financial modeling (Microsoft Excel) and analytical skills 

·        Demonstrated competency in financial statement analysis, business valuation, accounting and finance. 

·        Prior accounting, budgeting, and financial analysis experience.

·        Yardi experience

·        Manages multiple priorities while demonstrating the initiative to produce results by driving processes  

·        Strong project management skills and follow-through 

·        Team-oriented with strong integrity and professionalism.
