Position Description:
Our client is seeking a highly motivated Director of Acquisitions to identify, evaluate, negotiate, and execute commercial real estate investments. This is a hands-on role responsible for sourcing new opportunities, performing and reviewing financial underwriting, leading due diligence, and managing transactions from initial evaluation through closing. The Director will work closely with senior leadership while also partnering with analysts and cross-functional teams to move investments from concept to execution.

Primary Responsibilities:
Investment Origination

  • Develop and maintain relationships with brokers, owners, lenders, developers, operators, and industry professionals.
  • Proactively source both marketed and off-market investment opportunities.
  • Build and maintain an active pipeline across multiple markets and asset classes.
  • Attend industry events and cultivate new business relationships.
  • Identify emerging market trends and investment opportunities that align with our client's strategy

Financial Analysis & Underwriting

  • Personally build, review, and refine complex acquisition and development financial models.
  • Analyze operating statements, rent rolls, market data, capital structures, and business plans.
  • Evaluate investment returns, sensitivities, downside risks, and financing alternatives.
  • Prepare investment memorandums and present recommendations to executive leadership and the Investment Committee.
  • Work alongside analysts by reviewing assumptions, providing guidance, and ensuring underwriting accuracy.

Due Diligence

  • Lead and actively participate in all phases of acquisition due diligence.
  • Review leases, operating reports, third-party reports, legal documents, and property-level information.
  • Coordinate legal, environmental, engineering, survey, title, insurance, tax, and other consultants.
  • Identify transaction risks and develop practical mitigation strategies.
  • Partner closely with development, construction, accounting, asset management, and property management teams throughout the diligence process.

Transaction Execution

  • Participate directly in negotiating letters of intent, purchase agreements, amendments, and transaction documents.
  • Coordinate lenders, attorneys, title companies, consultants, and equity partners through closing.
  • Manage transaction timelines, resolve issues as they arise, and ensure critical milestones are achieved.
  • Support financing efforts, capital partner communications, and closing activities as needed.

Portfolio & Strategic Analysis

  • Evaluate existing investments for refinancing, recapitalization, repositioning, or disposition opportunities.
  • Perform hold-versus-sell analyses and other strategic evaluations.
  • Monitor market conditions, cap rates, financing trends, construction costs, and competitive activity.
  • Contribute to long-term acquisition strategy, geographic expansion, and new investment initiatives.

Qualifications:

  • Bachelor’s degree in Finance, Real Estate, Business, Economics, or related field.
  • MBA, MSRE, or CFA designation preferred.
  • 7+ years of commercial real estate acquisitions, investments, private equity, development, or institutional investment experience.
  • Demonstrated experience closing complex commercial real estate transactions.
  • Strong understanding of commercial real estate finance, capital structures, and investment analysis.
  • Advanced Excel modeling skills.
  • Experience with ARGUS Enterprise preferred.
  • Strong presentation and investment committee communication skills.
  • Ability to manage multiple transactions simultaneously with exceptional attention to detail.

Salary:

  • Base Salary Range: $150,000 - $175,000
  • Eligible for bonus
     
                Compensation will be based on experience and include a bonus and benefits.
