Job Description:
Our client seeks a highly motivated individual to join its Development team in Denver, CO. This position will report to the local Partner covering Denver and support the Development team in identifying new development opportunities, conducting pro forma analysis, performing market research, and assisting with fundraising efforts. Additionally, this position will be responsible for assessing project risk, pursuing required entitlements and permits, and aiding in the management of the design and construction of multifamily development projects. Responsibilities include but are not limited to:

Job Functions:

  • Ownership of deal underwriting models: including preliminary underwriting of new development opportunities, updates, sensitivity analysis, and scenario testing to support go/no-go decisions and ongoing project evaluation; ensure accuracy by collaborating with Construction, Risk Management, and Accounting.
  • Prepare Investment Packages: for executives, Investment Committee, lenders, and equity partners, including proformas, market analysis, financial exhibits and related elements.
  • Conduct jurisdictional-level due diligence: (zoning, land use, floodplain, impact fees, entitlement and permitting processes, real estate taxes, supply pipeline and demand drivers) to support the team in evaluating new opportunities and ongoing assumptions.
  • Collect and review project-specific due diligence: for projects under contract to highlight key risks identifiable from materials including collecting title documents, surveys, environmental documents, soils analysis and coordinating due diligence checklists.
  • Lead market intelligence efforts: including submarket trends, demographic analysis, rent comps, and competitive property surveys, and integrate findings into internal and external stakeholder communications.
  • Manage and prioritize deliverables across multiple projects: ensuring timely and accurate support for the VP and MD.
  • Apply strong knowledge of multifamily business models, proforma structures, and industry metrics: across multiple active deals simultaneously.
  • Provide pre-construction project management support: by interfacing with governmental jurisdictions and the local community on entitlement and zoning issues as well as interfacing with architects, engineers, and the preconstruction and construction staff during the design process to keep the project on budget and on schedule.
  • Compile lender and equity partner due diligence materials: required for closing as well as coordinating with internal preconstruction staff to obtain the necessary permits for closing.
  • Coordinate with the construction team: throughout the construction process, attend bi-weekly construction meetings and assist with coordination with municipalities, utilities companies and telecom companies. Help with leasing office and amenity space turnover and coordinate unit turnover with Property Management.
  • Track development budget and manage cash flow projections throughout the life of the project: including reviewing invoices and draws for equity partners and lenders.

Required Qualifications:

  • Bachelor’s degree in Real Estate, Finance, Business or Economics; an MBA or MRED a plus.
  • Ideal candidates will possess a minimum of 2-3 years of experience managing real estate proforma modeling, sensitivity analysis, and preparation of investment packages.
  • Advanced proficiency in MS Excel and Power Point.
  • Strong understanding of financial performance metrics and valuation techniques.
  • Experience creating, maintaining, and reporting of proforma models, budgets, finance, cost, and schedule reports.
  • Excellent communications skills (written + verbal).
  • Strong attention to detail, accuracy and organizational skills are of the highest importance.
  • Ability to collaborate across many levels.
  • Strong critical thinking, analytical skills, and sound judgment are essential.
  • High awareness and knowledge of the current state of the capital markets.
  • Ability to work on multiple tasks concurrently and under tight timeframes.
