Our client is seeking an Assistant Project Manager (“APM”) to join its Development Group. The APM will collaborate with Project Managers, Senior Project Managers, and Principals (“Project Leads”) to support all aspects of the real estate development process. The APM will support and manage day-to-day activities of a project throughout the entirety of the real estate cycle, including but not limited to, acquisitions and initial project due diligence, permitting/regulatory process, design coordination, financing, construction oversight, and community outreach. The APM may be responsible for supporting multiple projects at once and may simultaneously report to multiple Project Leads.
The APM will be an integral part of the development team and will be directly responsible for supporting their assigned project(s). Key Responsibilities
- Manage day-to-day activities associated with each project with a consistent, strong work ethic.
- Assist in the oversight of the design process, from procurement of project team through completion of construction.
- Collaborate with Project Lead on the preparation of all project-level reporting, communications, and presentations for various internal and external project constituents.
- Support and interface with various internal and external project teams, as necessary, including design/engineering consultants, leasing, marketing, legal, construction, brokerage, etc.
- Assist with creating and managing detailed project schedules to ensure all critical milestones are met.
- Track project costs and invoices against budget, prepare cost reports, forecasts, and cashflows in collaboration with external partners and accountants.
- Organize and schedule meetings and provide administrative support on project tasks. Manage travel arrangements, if required by project. Engage in pre-construction work, interface with general contractors and vendors to ensure budgets are met and achieved.
- Conduct research, such as zoning by-laws, permit applications, site diligence, etc.
- Prepare, maintain, and distribute project meeting minutes; ensure timely follow-up on assigned tasks. Maintain project files, contracts, permits, due diligence materials, and other key documents in support of the project(s).
- Work with accounting and/or third-party lenders and financial partners to manage monthly requisition and billing process.
- Collaborate closely with various external stakeholders, including but not limited to, project abutters, community groups, City/Town Officials, and government agencies.
- Ability to take lead on “projects within the project” such as oversight of procurement of project related materials, smaller TI Projects, etc.
Qualifications
- B.S./B.A. Degree and minimum two years of work experience within commercial real estate. Direct commercial real estate project management experience is a plus.
- High degree of professionalism with the ability to work with limited supervision, manage multiple tasks in an organized manager, produce quality work, and meet strict deadlines.
- Clear and effective communication skills with the ability to create strong relationships with project teams and constituents.
- Demonstrate good judgement, develop practical solutions to problems, and understand the sense of urgency required to meet timely completion of major and minor project milestones.
- Candidates with an understanding of commercial construction systems, methods and materials ideal, but not required.
- Must work well in fast moving, high expectation environment.
- Exceptional written and oral communication skills.
- Require proficiency in MS Word, Excel, Office, and PowerPoint.
