Position Description:
The firm is seeking a talented, forward-thinking Property Manager to work closely with the Asset Management and Ownership Teams. This position is focused on promoting excellent property management across retail, office, and life science assets to sustain high levels of occupancy and tenant satisfaction while enhancing the value of the assets. The successful candidate is committed to, and has a willingness to excel in, the field of property management.
Primary Responsibilities:
Operations:
- Manage day-to-day operations of assigned properties, including oversight of maintenance, repairs, and monthly inspections.
- Serve as the main point of contact for tenants: address inquiries, resolve complaints, ensure high levels of tenant satisfaction and provide class A communication for all property related items/issues – emergency response is immediate and all other issues within 24 hours.
- Communicate all property/tenant related issues with asset management/ landlord/ property management in detail and in a timely fashion – all emergencies immediately, all other issues within 24 hours.
- Coordinate timely repairs with maintenance technicians, manage vendor relationships and contract negotiations, and ensure compliance with health and safety codes through regular inspections.
- Manage vendor contracts and certificates of insurance.
- Complete monthly reports, which include the variance and executive summary for each property.
- Complete and track annual budget in Yardi.
- Complete annual tax and cam reconciliations.
- Ensure monthly rent is collected within grace periods for each tenant.
- Oversee lease administration, oversee tenant contracts to ensure compliance, tenant permits, tenant contracts for required services, etc.
- Ensure properties comply with local, state, and federal regulations, including health and safety codes.
- Periodically check emails/voicemails off hours for any emergencies, tenant issues, etc.
- Participation in industry groups, such as BOMA, strongly recommended.
Administrative Duties:
- Upload and approve invoices by the end of the day each Thursday.
- Send monthly aged receivable reports to Asset Management/Ownership by the 15th of each month.
- Maintain property files and documentation; prepare and distribute monthly reports.
- Lead quarterly team meetings in person to review the monthly reports.
- Enter new leases into Yardi.
- Post monthly rent charges and send monthly rent statements by the 20th of the month prior.
- Create and post additional charges on tenant accounts.
Qualifications:
- Must have a college degree
- 5+ years’ experience in property management
- Proficient knowledge of Microsoft Office
- Must have excellent verbal, written, communication, and interpersonal skills
- Must have strong problem-solving skills to find effective solutions for a variety of potential issues
- Must have time management skills to balance customer service, reporting and administrative requirements
- Experience with Yardi and Kardin preferred
Salary: Compensation will be based on experience and include base salary, annual bonus, and benefits.
