Company Overview:

Our client is a Dubai-based, well-capitalized, vertically integrated real estate development and construction platform establishing and scaling its U.S. residential business, with Dallas serving as its U.S. headquarters. The firm is backed by a global organization of 55,000 employees, with 50+ million square feet under development internationally, and decades of experience delivering large-scale residential and mixed-use projects.

The U.S. platform has an active pipeline of 1,000 homes, with homes already under construction, and a clear mandate to scale from 500 homes annually toward several thousand units per year over time. The business operates with a conservative, equity-funded capital structure and a fully integrated execution model spanning development, construction, and offsite manufacturing, supporting the build-out of an institutional, multi-market U.S. residential platform.

Position Overview:

The Associate, Land & Entitlement supports the full lifecycle of residential land development, from initial site identification through acquisition and entitlement. This role is responsible for evaluating opportunities, coordinating due diligence and approvals, and supporting the execution of a growing land pipeline in a fast-scaling residential platform.

Key Responsibilities:

  • Support sourcing, evaluation, and execution of land acquisition opportunities for residential development
  • Perform due diligence including zoning, utilities, access, environmental considerations, and jurisdictional requirements
  • Assist in financial analysis, land valuation, and feasibility modeling to support investment decisions
  • Coordinate with brokers, landowners, and third parties throughout the acquisition process
  • Support and help manage the entitlement process, including zoning, rezoning, permitting, and approvals
  • Interface with municipal agencies, planning departments, and regulatory bodies to advance projects
  • Coordinate with consultants (civil engineers, planners, environmental, legal) to prepare and submit entitlement applications
  • Track entitlement timelines, approvals, and key risks to ensure alignment with development schedules
  • Maintain and track the land pipeline, including deal status, approvals, and reporting
  • Support cross-functional coordination with development, construction, finance, and legal teams
  • Prepare internal materials including investment memos, market research, and project updates
  • Analyze market conditions, land use trends, and competitive activity to inform strategy 

Qualifications 

  • Bachelor’s degree in Real Estate, Urban Planning, Civil Engineering, Business, or related field
  • 2–5 years experience in land acquisition, residential development, or entitlements
  • Working knowledge of zoning, permitting, and land development processes
  • Experience supporting financial analysis and land underwriting is preferred
  • Strong analytical, organizational, and communication skills
  • Familiarity with real estate contracts, due diligence, and municipal approval processes

Salary:

  • Base Salary Range: $100,000 - $120,000
  • Eligible for bonus

Compensation will be based on experience and include a bonus and benefits.
