Associate/ Assistant Vice President Asset Management

Our client is a vertically integrated commercial real estate investment, development, management, and construction company that leverages its platform to maximize returns for investors and create value for our tenants. Since its founding in 1951, the firm has successfully developed over 20 million square feet of commercial space throughout New England. Its portfolio includes office, flex, industrial, retail, and self-storage properties.


Job Overview & Responsibilities

General Portfolio:

  • Direct responsibility for a subset of assets within a 6-million-SF and growing portfolio of office, flex, retail, and industrial assets
  • Execute on the full lease life cycle: interface with 3rd party brokerage teams, conduct initial tours, negotiate LOIs, ensure lease execution, and coordinate tenant construction build-out with in-house construction team. Responsible for management of existing tenant base/rent roll
  • Foster relationships with key brokers, investors, stakeholders, owners, and lenders.
  • Complete bi-annual investor reporting materials focused on asset-level business plan performance. Complete monthly investor reporting for asset level leasing updates
  • Maintain ongoing asset management models: update actual financial results, Argus models, and reforecast future assumptions for operating and development assets
  • Assist the Executive Team with transaction-related activities such as dispositions, major lease analysis, and recapitalizations, including modeling new JV waterfall structures
  • Work closely with the Senior Vice President of Finance on ongoing portfolio valuations, financing, and covenant compliance analysis.
  • Complete capital calls with equity and debt partners
  • Assist in the transition of acquisitions from the Investment Team to the Asset Management Team
  • Participate in operational, construction, development, and internal and external leasing meetings
  • Gather and assist in maintaining market lease information and tenants in the market list for all investment regions.
  • Play lead role on design, renovation, marketing, and branding for the portfolio

Storage Portfolio:

  • Work with the SVP of Asset Management and VP of Investments to build out an institutional asset management and reporting framework for the firm’s self-storage portfolio that is consistent with the existing framework in place for the general portfolio. Tasks include building models for tracking actuals and forecasting returns; writing bi-annual investor reports that provide business plan performance updates; monthly leasing and operations investor reporting; ad-hoc investment analysis including refinancing and sale scenarios; tracking loan covenant compliance; and managing debt and equity draws.
  • Opportunity to take over direct oversight of the entire self-storage asset management function, including oversight of third-party management teams, benchmarking rental rates against market competition, and overall asset performance

Qualifications & Experience
Technical Qualifications

  • 5-8 years of relevant experience in commercial real estate at an owner/operator, investment sales team, or at a private equity firm
  • Advanced proficiency in Microsoft Excel and Argus is required
  • Advanced understanding of financial modeling, valuation, and core accounting principles
  • Direct leasing experience and experience with self-storage is a plus
  • Ability to understand and utilize evolving technologies including AI to improve current workflow, efficiency, and productivity across the asset management spectrum
  • Bachelor’s degree in finance, accounting, real estate, or related discipline

Salary: Compensation will be based on experience and include base salary, annual bonus, and benefits.
